Your Bayswater Action Team have been consulting with local residents, planners, and the developers on the 14-16 Newton Road planning application.
The plans include turning the existing medical centre into nine residential properties, with the medical centre moving into a specially built, larger sized single storey and basement building where the current car park is located. The construction plans allow for the medical centre to remain open throughout the building work.
We welcome the attitude and flexibility the developer has shown with this development. Concerns from residents include the amount of greening that will be retained on site during and after the work is complete, as well as objections to the number of car parking spaces that will be on the site and the associated on-street parking issues that may occur. Currently three spaces are proposed to be allocated to the medical centre (including a disabled bay) and six to the residential flats (not one per flat as has been erroneously reported). More trees and greening may be possible on the frontage to the property with fewer residential car parking spaces, but this would also potentially mean more roadside parking spaces being used by residents.
A particular concern to neighbouring residents is the mansard roof and its effect on light levels, along with overlooking issues which we are also very concerned about and are asking for more detailed drawings of the plans.
We are continuing to meet with all parties to see if these concerns can be addressed before the application comes before the Westminster planning committee in March. There is still time to submit your views on the application and we would urge you to do so.
